Moon Tide Residence

In early 2017 Bill Marshall, Architrave’s Director of Charleston Operations was introduced to a couple from Chappaqua, NY looking to build a new home on Kiawah Island. Bill walked several lots with the couple and their real estate agent Peter Conway of Akers Ellis Real Estate. As they walked lots Bill helped the couple understand the differences and values that each lot offered. Architrave looked at the solar orientation of the lots and how they would work for the large outdoor living areas that the couple was looking to achieve.

After several months of exploration, the couple ultimately chose a large lot on Moon Tide in the Preserve section of Kiawah Island. The Preserve is an area that has its own set of architectural guidelines more stringent than the general guidelines on Kiawah Island. Among these guidelines are specific height restrictions and maximum heated area requirements. To achieve the size house that the couple desired within the Preserve guidelines it was necessary to break the mass of the house into two structures.

Architrave worked with the couple’s program and the expansive views afforded by their lot to create a primary residence and a guest cottage over the attached garage. These elements are linked by a covered connection and dining pergola where the roof can be opened or closed depending on the weather. The house is a modern interpretation of the shingle style with open living spaces and views in three directions. The kitchen opens to an expansive deck and pool and the living room has windows opening on three sides. The guest cottage features a signature study space with stunning marsh views and a vaulted ceiling.

The project was completed in late 2019 and the owners have spent much time during the 2020 pandemic working remotely while enjoying the features of their Kiawah Island home.
